| When we came up with the concept for C&C Studios—a high-end, full-service, video-production facility in the heart of midtown, near 5th Avenue, where most of our talent stays and works—location was our biggest problem. Finding a huge raw space with high ceilings was going to be impossible. Or so we thought. A friend introduced us to JSN PROPERTIES. Our agent, Erik, assured us that we’d find what we wanted. To help us, he spent entire days with us, scouting properties, taking tours with landlords, researching zoning laws, explaining everything that we, as first-time renters, needed to know. Erik was always responsive, returning calls, texts, and mails right away. Even more importantly, he was honest and trustworthy, going above and beyond the call of duty. In fact, when one of us commented that our lease was too complicated to understand, he developed and delivered a cheat sheet for us, with all of the most important terms and conditions, in plain English, all on one page. Of course, Erik helped us find, negotiate, and transition into exactly what we wanted, a huge high-ceilinged space, very close to Lord & Taylor. Because it’s so convenient to our clientele, we’re always busy, even now. Even though our lease won’t be up for renewal for quite a while, when it does, we’ll definitely be calling JSN in to help us negotiate—or maybe even purchase—our studio. Our architect required extremely high ceilings, 10,000 square feet of space (minimum!), and other features that are difficult to find in combination. When we found a place we liked, he communicated the soft value of our proposition to the landlord, which of course, made the landlord look upon us favorably. This was more important for us than some other renters because we generate lots of foot traffic, and commercial owners don’t typically like that. Were we pleased? Yes. Will we work with him again? Yes. Should you do the same? Yes.
